A building with an unusual origin story: construction began as a hotel, but pivoted course above grade, converting to office use with all the constraints that it brings. Low ceilings, limited plenum space for MEP infrastructure, and challenging views left little room for conventional solutions. Rather than fight the conditions, the design leaned into them - amplifying the building's raw urban character and drawing the Fulton Market streetscape in as a design asset. Biophilic elements and planters thread through the space, a nod to Chicago's long-held motto urbs in horto, city in a garden, and to the building's alignment with WELL and LEED initiatives. Walnut slats, Carrara-look solid surface, and soft curvature carry through from the elevator lobby into the suite - honest materials doing quiet work. A custom pergola frames exterior views; three intimate seating areas invite contemplation and conversation. A tough set of constraints, turned into a grounded and elevated result.
